-excellent elevation and views ESPECIALLY from the southwest facing yards

-meandering lanes with three cul de sacs (no straight line tract development looks great unless it’s heavily landscaped with mature trees)

-nice architectual details are included inside and out (arched doorways, curved staircase handrail balconies, Bahamian metal shutters)

-medium monthly fees of $316

Ryland Homes is a quality home builder still in business with representatives in San Diego.

Cons:

-many lots do not have the best orientation and miss out on the views and southwestern exposure

-some homes at the northwest end of Reflection Street get road noise from downhill San Elijo Road trafficFloorplans:

2 to choose from that vary in size on four streets:  Citrine Way, Hollowbrook Court, Prism Drive, Reflection Street.

Elevator pitch:

The location of Waterford is pretty desirable given that is right off of San Elijo Road and across the street from the a gorgeuos park.  The homes within Waterford that have yards that face southwest are very valuable, while those that don’t benefit from that orientation are less valuable…sure real estate is all about location location location but once you actually arrive it’s really all about orientation orientation orientation.   Like new construction?  How about a 10 year home builders warranty against major structural defects?  Waterford was built in 2004 and still has that new home smell and is under warranty until 2014!*  If worrying about any type of construction defect is something you want to absolutely rule out, perhaps buying a home still under warranty is a card that you want to keep in your deck.   is considered the southeasternmost subdivision of San Elijo Hills tucked away from the hustle and bustle of ‘downtown’ yet just a few blocks from San Elijo’s second largest park.

There is no indication that you have arrived…there are no monument signs welcoming visitors and guests to Waterford, this can be a good thing!  Out of 74 homes only 23 benefit from the best orientation.
