Pros:

-Mariners Landing provides in my opinion the best combination of views and value in San Elijo Hills but also has some of the higher monthly fees of $465.  Why higher fees?  Call or email me and I’ll fill you in.

-commanding southwestern views on Anchor Place and Horizon Court and commanding southern views on Hollowbrook and Leeward.

-Pulte Homes is known for very attractive semi-custom finishes inside the homes (arched door ways, encased windows, soffited ceilings, etc).

-One floorplan in particular is one of the finest in San Elijo Hills with perhaps the perfect kitchen to family room to living room flow.

-Wider lots.  Average lot size is 5,500sf.  Smallest lot is around 4,000sf and largest lost is around 12,000sf.

-Open space is maximixed between streets allowing much more privacy and less density than the majority of others subdivisions within San Elijo Hills.

Cons:

-One floorplan in particular has a ‘parlor’ or formal living room that many families and couples complain is hardly ever used.  Call or email me for more info on which floorplan this is.

-A fire truck access road offer a great paved walkaway down to Woodleys Glen and Questhaven Park but this same path affects the backyard privacy of several homes located on Leeward Ave.  Quick view of this access road/path.

-Road noise is not bad, only three homes at the end of Anchor Place abut San Elijo Road.

-Power lines are visible but not close.  They aren’t easily seen unless they are silhoutted against a view of a blue sky.  The higher the lot, the less you see the lines.  Quick view of the power lines from Mariners Landing.

-No single level floorplans within Mariners Landing.

 3 to choose from that vary in size on four streets with only two cul de sacs: Orion Way, Antilla Way, Eclipse Dr., Horizon Ct.

Plan 1.) 2,617sf, 3beds, 3bath.  Two-story.  Excellent kitchen to family room to patio flow.  Formal dining room.  Enhanced drywall detailing with arched hallways and doorways and soffitted cielings in master bedroom.  Master bathroom oversized stand alone soaking tub.  Corner fireplace and media niche.  CONS:  stand alone living room/parlor.

Plan 2.) 2,830sf, 5beds, 4.5baths.  Two-story.   Outstanding kitchen to family room to patio flow in addition to family room to living room flow with architectual cut outs.  Formal dining room.  Enhanced drywall detailing with arched hallways and doorways and soffitted cielings in master bedroom.  Master bathroom oversized stand alone soaking tub.  CONS:  none.

Plan 3.) 2,999sf , 4beds, 3.5baths.  Two-story.  Excellent kitchen to family room to patio flow.  Formal dining room.  Enhanced drywall detailing with arched hallways and doorways and soffitted cielings in master bedroom.  Master bathroom oversized stand alone soaking tub.  Corner fireplace and media niche.  3rd separate garage.  CONS:  stand alone living room/parlor.

Elevator pitch:

Mariners Landing is the single-family home subdivision in San Elijo Hills that represents one of the best values for buyers looking for that balance of a luxurious floorplan, lot size and excellent views.  Although the monthly fees are at the high-end of the range that San Elijo Hills homeowners pay, the extra open space between streets adds a feeling of added space and privacy.  The homes with yards facing south on Leeward are some of the subdivisions finest.

This subdivision is surrounded by more HOA maintained open space between streets than any other subdivision in San Elijo Hills giving it an added sense of space and privacy without the hilltop prices.

What’s in a name:

Mariners Landing is reminiscent of the San Diego’s coastal and maritime history.  From this subdivision in 1911, one would be able to Teddy Roosevelt’s Great White Fleet steam by to Coronado for what would be the biggest event and parade to ever take place in San Diego and to achor it as a stalwart Navy base from then until today.  History buffs, click here to read more about the Great White Fleet and their mission of ‘sailing (not walking) softly but carrying a big stick.’
